Are there any legal restrictions on foreign investors acquiring real estate?

There are no specific restrictions on foreign investors` direct acquisition of real estate in Norway.

The acquisition of certain types of properties is, however, subject to a public-license requirement. This applies both to Norwegian and foreign investors. In short these are:

  • Undeveloped properties/parcels/forest plots located in areas zoned for agricultural, nature, and outdoor recreation purposes, regardless of size.
  • Developed properties with a total area of more than 100 decares and with more than 35 decares of cultivated land or more than 500 decares of productive forest.
  • Undeveloped individual plots for residential or holiday homes of more than 2 decares
  • Developed properties for residential purposes if reduced license limited is adopted (residence requirement)

Indirect acquisition of real estate that are considered critical for national security interests, may be subject to the provisions of the Norwegian Security Act (Sikkerhetsloven).
